Window cleaning sounds like one of the simplest jobs in property maintenance, and the basics are. What makes the difference between a great clean and a frustrating one is the kit, the water, and whether the cleaner actually shows up when they said they would.

We use a pure water reach-and-wash system on a carbon-fibre pole that gets up to roof-line on most domestic properties without ladders. Pure water dries spot-free, frames and sills are washed at the same time as the glass, and we work in a consistent pattern that doesn't miss panes — which sounds obvious but is the single most common complaint about previous cleaners.

What's included

Every clean covers the glass, the frames, the sills and the rubbers, on the outside. We don't leave streaks on the frames or muddy water on the sills — the whole window is washed and rinsed as one unit. Front door glass and porches are included, as are any side-light or fanlight panes.

For first cleans on properties that haven't been done for a long time, the first visit takes about twice as long as a routine clean because we're shifting cobwebs, old paint flecks and ingrained dirt from the frames. After that, the regular clean is quick and the cost drops.

Regular schedule

Most of our window cleaning is on a 4-, 6- or 8-week rota. You don't need to be home, you don't need to pay the cleaner at the door, and you don't need to remember when we're due — we send a reminder the day before so you can leave the back gate unbolted, and a payment link once the clean is done.

One-off cleans (move-ins, move-outs, after building work, before photos for a sale) are also fine. We just charge a slightly higher first-clean rate to reflect the extra time.

Awkward and high-level glass

Bifolds and floor-to-ceiling glass take a bit more care because every smear shows. We use a controlled pure-water rinse and a top-down pattern that drains cleanly. Conservatory roofs, glass roof lanterns and Velux windows are cleaned at the same time as the rest of the property where access allows. Anything above the reach of our 12 m pole — a third-floor town house, a barn conversion with full-height gables — we'll quote with the right access equipment.

What affects the price

Window cleaning is priced on the number of panes, the type of glazing, the access around the property, and whether it's a first clean or a maintenance visit. A standard three-bedroom semi is in the £15–£25 region per visit on a regular schedule. Larger detached homes, properties with bifolds, conservatories or roof glass, and one-off first cleans cost more.
